    Last year my wife and I were in Cyprus on holiday. We decided we wanted to buy property in Cyprus. We are originally from South Africa. I currently live and work in the Middle East. Because we are South African we were there on a Temporary Shengan visa. We met with a Lepros agent as we really had no idea where to start. As they would, he is trying to sell us a New Development house. However, its my opinion that they are very overpriced. (I may be wrong). It seems to me the developers are targeting the resident visa buyers. I believe one must invest 300 000 Euro to qualify for a resident permit. Also the property must be new.

    However, I don’t need a residents permit now as I will not be living in Cyprus on a permanent basis, only once I decide to retire. Can you explain how the system works and what you can offer me. We have opened a banking account at the bank of Cyprus in which we are currently depositing money

      Thanks very much for your email regarding your interest in buying a property in Cyprus. We emailed you these comments but the email came back and we believe that you did not receive them. So we will write back here.

      Certainly the developers in Cyprus are offering new build properties over 300,000 euros for clients wanting to secure a permanent residency permit within a short period of time.

      In comparison the resale market offers a far better range of properties at much more realistic prices. Importantly many resale properties have title deeds providing security to the purchasers.

      New properties do not have title deeds until some years after they are built and often developers have a mortgage on the land which has to be cleared before the deeds can be issued.

      For those buyers wanting to purchase a resale property under 300,000 euros and secure a permanent residency permit, there is another application process available, the difference being that this process takes longer to process.
